Bookings

  • A booking deposit is payable within 24 hours of the provisional booking being taken. The booking is taken on a provisional basis until the deposit has been paid in full and funds cleared through the banking system (where appropriate). The booking then becomes confirmed. Until the booking is confirmed, it can be cancelled at any time without prior notice.
  • A contract will come into existence when we receive your deposit payment and email you a receipt of booking for the holiday dates shown on the booking form. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
  • A deposit of 20% of the holiday price is payable at the time of booking unless otherwise stated. Bookings made less than eight weeks before your arrival date must be accompanied by the full amount of the holiday cost.
  • The balance must be paid so as to arrive no later than eight weeks before the commencement of your holiday. If the balance is not received by the due date as specified on your booking form then your holiday will be treated as a cancellation and you will remain liable to pay the balance of the rent. Please be sure to note the due dates of these payments as reminders are not routinely issued.
  • All cancellations must be immediately notified by telephone and then in writing by email. If you cancel your holiday more than eight weeks before it is due to start, then your deposit and payment will be returned less an administration fee of £50. If you cancel less than eight weeks prior to the holiday then the deposit will be forfeited, the full balance remains due and is not refundable unless we can re-let your week/weeks which we will endeavour to do. If we are able to re-let the week/s, we will refund your payment less the deposit (to cover any loss or discount we may have had to apply to re-let the week/s).
  • We advise that you take out comprehensive travel insurance to cover you for reasons of cancellation such as illness, accident or disinclination to travel. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
  • Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for the cancellation will be limited to payments made to us by you.

COVID-19 Temporary Terms and Conditions

THESE WILL REMAIN IN PLACE FOR THE DURATION OF THE TRAVEL RESTRICTIONS RELATING TO COVID-19 AND MAY CHANGE IN LINE WITH CHANGING GOVERNMENT GUIDANCE AND FCA RULES. These terms are in place for your security and protection and ours. Please contact us if there is anything you need clarified before booking.

  • Cancellations due to Government enforced Covid lockdowns or tier changes at either ours or our guests’ address either preventing us from providing the accommodation or preventing the guest from travelling will be refunded fully or transferred to a later date if the guest chooses to do so. If we have incurred or will incur costs in the making or refunding of your booking, we reserve the right to make a small admin charge for these costs not exceeding £50 (unless costs incurred exceed this e.g. due to special requests made by the guest).
  • Any cancellation for other reasons (such as illness, accident or disinclination to travel) will be subject to our full terms and conditions and considered on a case by case basis where we will endeavour to facilitate a transfer to a later date or make a full or partial refund dependant on us being able to relet the week/s. If we have incurred costs in the making of your booking, we reserve the right to make a small charge for these costs, again not exceeding £50 (unless costs incurred exceed this e.g. due to special requests made by the guest or late cancellation resulting in loss of rental). We advise having travel insurance in place at the time of booking to cover such scenarios.
  • We ask that all guests kindly vacate the cottage and parking space by 9:30am on the morning of their departure so that we may thoroughly clean the cottage in preparation for our next guests. We will be undertaking anti-viral sanitation of high touch frequency surfaces, ventilation of property, as well as other recommended measures in addition to our usual cleaning routine.
  • To allow adequate time for ventilation, cleaning and sanitising the property, arrival time will be from 5pm onwards. We will inform you if an earlier check-in is available prior to your arrival.
  • As per government guidelines, any guest who experiences Covid-19 symptoms and suspects infection immediately prior to or during their stay must inform us immediately, book and undergo a test and if result is positive, make their way to their own home to self-isolate, travelling in their own vehicle. If any guest feels they are unable to travel home due to illness they should then contact 999 for emergency treatment or NHS 111 to discuss movement to a suitable venue for treatment immediately and all other guests should return immediately to their own homes to self-isolate. Guests are not permitted to self-isolate or remain at this property for any time longer than they have booked and paid for, and any attempt to do so will incur additional charges at a weekly rate.
  • These additional terms and conditions are in place for the protection of both yourselves and our housekeeping team and booking and payment of the holiday constitutes the guests’ agreement to abide by them all.
  • All of our original terms and conditions for bookings still apply.
